WHEN TO SELL?


Every locality in the country has its own real estate marketing calendar. For example, areas that specialize in second homes, vacation retreats and/or weekend residences generally experience a strong market from late Spring through early Fall.

The Charlottesville, Albemarle areas tend to follow a more traditional marketing calendar. For these regions the real estate market usually tends to move into high gear sometime in March. The trend continues through July 4th with the remainder of July and August being fairly quite. We enjoy another burst of activity after Labor Day and up through to Thanksgiving. After this point we are relatively slow until the Spring season is once again upon us.

What does this all mean to you? Well, I believe there are few times during the year where I would counsel Sellers to refrain from Listing their house. Why? Because when the market is traditionally “slow” there are usually fewer homes on the market. This means that your property has less competition. This is a good thing. There are always qualified Buyers looking in the area. Take advantage of those “down times” and make sure your property “shines”. AT WHAT PRICE?

This is a much more difficult question to answer and I would recommend consulting with a Realtor to establish the correct “Asking Price” for your property. In the meantime you should know that………………

Establishing a recommended “Asking Price” and predicting the “Sold Price” for your property is not an exact science. A professional Realtor has many tools at their disposal and can provide you with a well investigated estimate of value or perhaps a range of value. The determining factor is YOU! You are the owner of your home and YOU are the Realtor’s Client. Together you should be working as partners in setting the Price for your property and there are many factors to be considered.

1. What competition does your house have in the current market?

If there are many Listings available in your area within a certain price range then you might possibly have quite a number of houses competing for buyers. Your Realtor should provide you with information on these Listings. You might actually want to drive by or preview some of these houses to give you a more specific idea of what the competition has to offer.

2. What other homes in your area and price range have sold in the past six months to a year? How many days were they on market before they sold? What was the price per square foot at which they sold?

3. What other homes in your area were on the market, but the Listing expired? This is always a good indication that these homes were overpriced for current market conditions. There is really only one reason that a house does not sell, and that’s the price.
